Jupiter Miller Business Center Planned for Former Raytheon Campus in Garland, Texas

Bob Moore Construction Named to Build 800,000 SF, Two-Building Distribution Center Project at Former Raytheon Site

ARLINGTON, TEXAS - March 13, 2017 -In one of the more highly publicized real estate projects of 2017, Developers Eric Langford and Brian Flaherty have purchased the former Raytheon campus in Garland for redevelopment.

The 70-acre property is located on Jupiter Road in Garland. Current plans are for the construction of two speculative distribution centers totaling 800,000 SF to be built on 40 acres of the site. By redeveloping existing industrial space along Jupiter Road, the developers hope to re-energize this prime property and reduce urban sprawl, adding new industrial space where demand is quickly outpacing supply.

Mr. Flaherty's previous experience with this type of project includes the Pioneer / 360 Business Center, a 1.16 million SF infill development project along State Highway 360 in Arlington. The redevelopment approach for Pioneer / 360 was a major part of this project earning LEED-Gold Core and Shell Industrial certification; this three-building project was part of the same strategic community development plan that included the Texas Rangers' Ballpark and the Dallas Cowboys stadium.

Langford and Flaherty, along with Bob Moore Construction, later teamed to redevelop a 70-acre, former chip-manufacturing site in Arlington, which became Cooper I-20 Business Center.  It currently has two 420,000 SF industrial buildings and room for one more.

General Contractor Bob Moore Construction has been selected to deliver Jupiter Miller Business Center in Garland. Alliance Architects in Richardson, Texas will design the project.

"We're looking forward to building Jupiter Miller Business Center," said Kyle Whitesell, Executive Vice President for Bob Moore Construction. "We've worked with Brian and Eric on similar projects over the years, including Pioneer / 360 and the two-building project on Bardin Road in Arlington that was completed in late 2016. They have particular expertise with this type of real estate development and their experience will play a big role in completing the new distribution center successfully.

"Redevelopment projects like this have their own unique challenges," added Mr. Whitesell. "Our portfolio includes several redevelopment projects - most recently the award-winning Arboretum Village shopping center in Dallas. The exciting part for me will be completing the buildings and then seeing how they bring a whole new level of energy and business opportunity to their surrounding community. Projects like this have a major impact on the local area, the city and the entire Metroplex, and I'm always proud when we can participate in making that happen."

Jupiter Miller Business Center is expected to be completed in 2018.
