First Pinnacle is a 598,400 SF two-building distribution center campus overlooking the Dallas skyline along Interstate 30.
The buildings were constructed with tilt-up construction, with panels of varying heights providing a dramatic tiered look. Surrounding the distribution centers are 400,000 SF of new truck lanes, truck courts and employee parking, extensive landscaping and 3,000 linear feet of decorative modular block retaining walls.
Building A provides 376,600 SF of space to tenant Dr. Pepper. It features four separate entrances that are finished with multiple earth tones and stone veneer. An ornate pattern of reveals, particularly at the entrances, add to the building’s exterior visual impact. The distribution center includes 25 loading bay doors (9’ x 10’), a 25’ clear space and ESFR fire System. Building A is also surrounded with electronically activated security fencing.
Building B provides 221,800 SF of space to tenant Taylor Farms. To support the interior refrigeration systems used to store Taylor Farms’ cold foods, 70% of Building B’s walls feature thermal mass panels, or insulated tilt-up panels.

The distribution center includes 22 loading bay doors (9’ x 10’), a 25’ clearspace and ESFR fire System.
Construction took place on a property that required extensive tree clearing and rock excavation. The south end of the property required cutting into a large hillside and the creation of a retaining wall.
