ARLINGTON, TEXAS – July 26, 2013 – Mercantile Center, owned and operated by Mercantile Partners, L.P. is a strategically located business park in north Fort Worth. Spanning more than 1300 acres, Mercantile Center offers prime industrial and office locations within five minutes of the city’s downtown area, in one of the fastest-growing areas of the D/FW Metroplex.
Mercantile Center expanded its speculative space offerings with two new distribution centers, Mercantile Distribution Centers 5 and 6. Bob Moore Construction was general contractor and Hardy McCullah/MLM Architects was the architect for the project.
“We are very pleased with the buildings and encouraged by recent leasing activity,” said Brian Randolph, Vice President for Mercantile Partners. “These buildings are unique because of the ample parking provided and the flexibility they offer. The new distribution centers are a great fit for a standard warehouse/distribution operation or a company with a larger office component and a significant number of employees.”
Each building is 94,000 SF and is designed to accommodate one to three tenants with separate entrances at the front corners and center. The warehouse space features a 28′ clear height, and the fire pump and electrical rooms are situated outside the building to increase the functional space inside. There are 19 separate 9′ x 10′ rear truck bay doors (dock high) to the warehouse space per building.
The buildings were constructed with tilt-up construction. They feature extensive glass on the front walls and are finished with a textured pattern and two-tone gray paint with a white accent line to match the high-end design standards of Mercantile Center. The buildings are located on a 15.2 acre site with extensive paving, including 531 parking spaces and 140-foot deep truck courts.
“Mercantile buildings always present an attractive, high-end look,” said Larry Knox, Senior Vice President of Bob Moore Construction. “With their prominent glass features and textured, multi-color exteriors, Mercantile Distribution Centers 5 and 6 provide a dramatic new presence at Mercantile Center. The 140-foot truck courts behind each building provide additional value, safety and convenience for the tenants.”
Mercantile Distribution Centers 5 and 6 are the 28th and 29th buildings and finish-outs Bob Moore Construction has successfully completed for Mercantile Partners in a relationship that has spanned for 22 years.
“Once again the Bob Moore Construction team delivered great service,” said Mr. Randolph. “There was a high level of professionalism and effective communication throughout the construction cycle.
“BMC’s consistent approach over the years has given us great confidence when kicking off a new project,” he added. “The knowledge gained from previous projects gets carried over to the next. This allows subtle changes in design and process to maximize the value of the development.”
“It’s remarkable when two businesses can maintain a relationship for this long,” said Mr. Knox. “Our association with Mercantile Partners is now entering its third decade, and that long relationship of trust and professionalism has allowed us to complete project after project smoothly and on schedule.
“A big part of the reason we have been able to maintain this relationship with Mercantile Partners is the expertise of their real estate professionals like Brian Randolph,” added Mr. Knox. “We have that rapport and mutual respect that allows us to collaborate effectively to resolve issues and make decisions. The result has been more than two dozen buildings and finish-outs that have established and grown the landscape of Mercantile Center into one of the finest business parks in the Dallas / Fort Worth Metroplex.”
