Wintergreen Industrial, Phase I, is a standout 799,529-square-foot Class-A industrial facility in the Wintergreen Exchange development in Lancaster, Texas. Developed by Crow Holdings Development and designed by Azimuth Architects, this facility marks a significant expansion of Best Buy’s logistics network in the Dallas-Fort Worth region. The facility serves as a major distribution hub, a notable upgrade from Best Buy’s previous operations in Flower Mound, Texas.
The accelerated schedule required an innovative approach, such as erecting interior steel structures before tilt-wall panels, allowing simultaneous progress on building finishes and exterior construction. Additionally, extensive infrastructure improvements were necessary, including demolishing and reconstructing a major roadway and installing utilities across the BNSF Railway right-of-way. Site preparation involved consolidating over a dozen separate properties, removing existing buildings, and managing challenging topography, including significant limestone excavation and creek regrading. Limited site access demanded meticulous coordination of vehicle and material logistics to maintain efficiency.
The completed facility stands out architecturally, featuring a modern two-tone grey tilt-wall exterior with blue accents consistent with Best Buy’s branding. Unique design elements include an expansive canopy system with perforated metal mesh panels and a sophisticated sunshade system that adds functional and aesthetic appeal.
Wintergreen Industrial is not only a significant industrial project but a catalyst for local economic growth, creating over 125 new full-time jobs and projecting an estimated economic impact of $150 million over the next decade.
